Remodel debris weighs more than it looks like it does
Construction waste lies to you about volume. Broken tile, thinset, plaster, brick and old concrete look like a small pile next to a sectional couch, and then you pick up one bag and your back tells you the truth. Backer board, stucco, cast iron drain line, mortar, wet lumber, all of it reads small and moves slow. That is why guys start hauling it themselves in a pickup, get two loads in, and quit.
Meanwhile the pile is sitting in the only usable spot on the property. In most San Jose neighborhoods that is one driveway and maybe a curb space, and the driveway is the staging area, the cut station and the parking. Once debris takes it, everything downstream gets slower. The flooring guy parks two houses down and carries boxes. Nobody complains loudly, the job just runs long.
Dense material, deceiving footprint
Tile, brick, plaster and masonry take up almost no floor space compared to how much they actually are to move. A stack of reclaimed brick in a side shed looks like an afternoon and is not. One pile, three trades waiting
Debris in the driveway is a scheduling problem before it is a mess problem. If demo scrap is still there when the next crew shows up, that crew has nowhere to unload, nowhere to cut and nowhere to set materials. You either lose the morning or you pay people to work around it.
What comes off a remodel and goes on the truck
Interior demo is the bulk of it. Kitchen and bath tear-out, old cabinets and countertop, tile and backer board, tub and vanity, subfloor, carpet and pad, laminate, baseboard and trim, lath and plaster from an older San Jose house, drywall offcuts and the taping buckets that came with them. Windows and interior doors pulled during a remodel go too.
Outside is the other half. Fence boards and posts, deck boards, framing scrap, trim and cut lumber, siding, shed material, pavers and stacked brick, and the general jobsite pile that builds up behind the gate. One job was a paver walkway buried under demolition bags plus trim and cut lumber left after a remodel. The homeowner could not see the path to their own front door until it was gone.
Contractor loads
If you are a GC, a remodeler, a flooring or cabinet installer, the ask is usually simple. There is a truck bed or a corner of the yard full of material and it needs to be gone before the next phase. We emptied a contractor truck bed of fence boards and jobsite debris and got him back to work. Text a photo of the bed and you know the price before you commit.
Homeowners living through the remodel
You are cooking in the garage on a hot plate and stepping over tile scrap to get to the laundry. Nobody wants that pile in the yard for two more weeks. The crew does the lifting, loading and sweep-up, so you are not sorting sharp material with kids in the house.
Staging debris for pickup between trades
The smoothest jobs are the ones where somebody picked the debris spot before demo started. Take a corner of the driveway, a side yard strip, the back of the garage, wherever it is out of the traffic path but a truck can still get near it. Then everything goes there, and at pickup the crew is not walking the whole property gathering scrap out of four rooms.
City bins will not take this material and everybody finds that out the hard way. A rented dumpster works on a long project, but on a two week bath remodel it sits out front for days, takes a parking space you cannot get back, and by the third night somebody has thrown a mattress in it. Pick the staging spot before the first swing
Decide where scrap lands on day one and tell every trade. Masonry in one stack, lumber in another, bagged material where it will not tip. It costs nobody time and makes pickup fast. If the pile is spread across a back yard and two rooms, say so in the photos, because Andy would rather price it right the first time.
Photos or a quick video call, then a price
Send pictures from a couple of angles, or call and walk the phone around the pile. Include anything heavy or awkward, like a cast iron tub, a slab of granite or a stack of pavers. You get an upfront price from that. Nothing gets scheduled until you have said yes to the number, and no charges get added on the day.
Load, sweep and clear before inspection
The crew does all the lifting and loading, then sweeps the area down. That matters right before an inspection or a client walkthrough, when the work is fine but the site looks rough. Clear material out ahead of the inspector, ahead of the client, or ahead of the next crew arriving, and the day goes the way it was supposed to.

Older San Jose homes turn up this stuff during demo, so if you are not sure what is in the pile, ask Andy first before anyone starts loading it.
