That is what makes a foreclosure different from a normal haul away. On a regular job the customer says there are three items in the garage and they are right. On a foreclosure, the person describing it is usually looking at the same drive by photo you are. The house sat empty for eight months. There could be almost nothing in it, or every room could be waist deep.
So we get eyes on it first. If you have interior photos from an inspection or a BPO, send those. If nobody has been inside yet, we can be the first ones in with the lockbox code and send you a walkthrough video the same day, then quote from that. Either way you get a real number before a truck rolls.

What actually comes out of a foreclosed house
Rough list from real jobs. Mattresses and box springs, usually more than one. A refrigerator that sat warm with food in it, which is its own kind of unpleasant. Particle board dressers that come apart when you lift them. Bags of clothing. Kids toys. Mail across the floor. A dead TV. Half a garage of tools, paint cans and unlabeled containers on a shelf. Sometimes carpet that has to come up because of what is on it.
The mixed containers are what people ask about most. If we find paint, solvents, old fuel cans, propane or car batteries, we do not quietly throw them on the truck and drive off. We set them aside, photograph them and tell you what is there so you can arrange proper handling. It goes on the record instead of waiting in a corner for your photographer to find.
Appliances, mattresses and the heavy items
Fridges, washers, dryers, water heaters, sofas that will not fit back through the door they came in. We pull doors, take apart what needs taking apart and carry it out. You do not need to send anyone ahead of us to move things to the driveway.
The garage, the shed and the side yard
This is where the volume hides. Shelving, half used building material, a rotted patio set, five car tires, a mower that does not run. A foreclosure almost always has more outside than the interior photos suggest, so shoot the outside too.
Swept and empty when we leave
Floors get swept and rooms get left clear and photographable. A full truck is not the finish line. A house that can be shot and listed is, because that is the deadline you are working against.
Photos for your file, and you never have to be on site
Most people who call us about a foreclosure are not in San Jose. You might be running the file from Southern California, from Texas, or from a desk handling a hundred properties at once. That is normal here. Give us the lockbox code, tell us where the box is hanging, add any gate or HOA detail, and we handle the rest.
Before we touch anything we shoot the property room by room. Once the truck is loaded and the floors are swept we shoot it again from the same spots. You get both sets the same day, so your file has a clean record of the condition at handoff and what left the property. It is documentation, not marketing photography, but it is the documentation somebody always asks for two weeks later.
Lockbox access, confirmed both ways
Text us the code. We confirm when we arrive and again when the house is locked back up. If a neighbor or an HOA needs a heads up about the truck, tell us and we work around it.
Before and after photos every time
Room by room, plus garage and exterior, sent by text or email the same day the work is done. You do not have to ask for them after.
Anything that looks like it matters, you hear about it
Photo albums, personal documents, a safe, anything that could belong to a former occupant or could come up later. We stop, photograph it and ask what you want done before it goes on the truck.
Deadlines, and where we go
The clock is the real problem. The property has to be clear before the photographer, before the inspection, before the listing goes live, and every day it sits full is a day it is off market. Same day and next day pickups are common, so a call Tuesday morning can be an empty house Tuesday afternoon or Wednesday.

How fast can you clear a foreclosure in San Jose?

Will you send before and after photos for my file?

Do you take appliances and mattresses out of a foreclosed home?
Yes. Refrigerators, washers, dryers, water heaters, mattresses and box springs all come out, and the crew handles the lifting and any disassembly to get them through the doors. Nothing has to be moved outside first. Just include them in the photos so the upfront price accounts for them.
What do you do with paint cans, fuel or other hazardous looking containers?
Those do not go on the truck with household junk. We set them aside, photograph them and tell you what was found so you can arrange proper handling. Those photos come with your before and after set, so nothing is left as a surprise for the next person walking through.
A foreclosure clean out is mostly a question of information. Once somebody knows what is in the house, the rest is trucks, labor and a couple of hours.
