What a unit looks like after a lockout
An eviction unit is heavier than a normal turnover. A tenant moving out on their own terms takes the good things with them. A tenant who is locked out leaves whatever was in the unit that morning, which is usually most of it. Full closets, beds still made, dishes in the sink, a garage packed to the door.

Second and third floor units with no elevator are normal work for us, and stairs do not change the price you were quoted.

Power gets shut off, or the unit just sits, and the refrigerator turns into the worst part of the job. Same with a pantry of open packages and a trash can nobody emptied. We bag it, seal it and get it out of the building instead of leaving it in the shared dumpster for your other tenants.

California has its own rules about how a landlord handles, stores and disposes of personal property a former tenant leaves behind. Following those rules is your responsibility as the owner or the manager of the property. Junk Junk Go is a junk removal company, not a law firm, so we are not going to tell you what has to be kept, how long it has to be kept, or what can go in the truck. Confirm that with your attorney or your property management company before we arrive.
Once you know what your obligations are, tell us and we work to that instruction exactly. If everything goes, everything goes. If certain items have to be set aside, we set them aside. We would rather spend an extra hour boxing things up for you than put something in the truck that was supposed to be held.
You give the instruction, we follow it
Walk us through it on the phone, mark rooms on the photos you send, or leave a note on the door. Documents, photo albums, medication, keys, mail, laptops, tools and anything else you flag gets pulled out and kept separate from the load. Nothing you named goes in the truck.

If you need the tenant's property kept rather than disposed of, we box it, label the boxes by room and stage it wherever you want it, a garage, a spare unit, a storage space or the back of your own vehicle. That way it is organized and ready if the former tenant comes to collect it.
